Cracksealing

The most important Preventative Maintenance step you can do for your parking lot is cracksealing!

Cracksealing your asphalt will help prevent water from penetrating into your sub-base which is a major cause of pavement failure. By using state-of-the-art equipment to install hot applied joint sealants (meeting or exceeding FAA, ASTM and MHD standards) New England Sealcoating seals these cracks shut.

The Advantages and Benefits of Cracksealing

Water flowing through open cracks into sub-base materials leads to pavement deterioration which is commonly evidenced by the following conditions:

* Consolidation of sub-base material.
* Formation of voids under pavement.
* Swelling, shrinking of sub-base materials.
* Frost and/or freeze-thaw action.
* Alligatoring, raveling, pot holes and/or complete failure.

If they are left unattended, open cracks will begin to compromise the qualities of your pavement surface and eventually lead to the need for costly repairs or replacement. They may also increase your chance of liability problems.

New England Sealcoating offers a means of extending pavement life through the use of a crack repair maintenance program which deters the harmful effects of water penetration into the sub-base. Application of a hot fiber reinforced rubberized asphalt crack filler will prevent water penetration into the sub-base thereby prolonging the life of your pavement and elimination of potential liabilities.

Fiber reinforced crack repair is the foundation of a successful maintenance program for any type of pavement.

The Proper Way to Install Crack Filler

1) Remove any vegetation.
2) Thoroughly blow out cracks making sure the sidewalls are clean using a minimum of 125 CFM 90 PSI Air Pressure.
3) Seal cracks using Hot Fiber Reinforced Rubberized Crack Sealant meeting specification SS-S1401C/ASTM 3405 heated in a double jacketed Melter to a minimum of 325 degrees and applied with a pressure applicator. NOTE: There are other crack fillers to be used for different circumstances.
4) Apply Black Beauty over the filled cracks.

Patching

Patching dangerous potholes, sunken catch basins, broken, heaved, or alligatored areas is essential. These problem areas of damaged asphalt should be cut out and removed, the base repaired as necessary. 3" of hot bituminous concrete (asphalt) installed in two lifts and the paving joint sealed.

We do both conventional and Infrared patching.
